Assignment Details

Key Responsibilities 

· Support principal-led origination into hyperscalers, sovereign and AI-native model operators, GCC and Global-2000 occupiers and credible operator-partners: build and maintain target lists, research decision-makers, prepare briefing packs and site packages, and run disciplined follow-up so that no thread goes cold 

· Prospect actively and generate first meetings through self-directed outreach rather than waiting for inbound enquiry, and report a weekly count of new conversations opened and requirements captured 

· Hold and progress working-level technical-commercial conversations on the shell-and-core proposition: power availability and density, cooling readiness, fibre routes, latency to points of presence, proximity to subsea cable landings and internet exchanges, and delivery timelines 

· Capture each customer requirement to a standard template (day-one MW and expansion rights, redundancy and tier expectation, connectivity and latency thresholds, state preference, lease versus purchase stance, target delivery date), observing the platform’s listen-first rule: understand the requirement, never broadcast our plans

· Translate land, power and cost evidence into customer-ready and investor-ready collateral with the land, power and finance teams: title and possession status, grid connectivity stage (CTU, STU and GNA application status, sanctioned versus applied-for capacity, voltage level), indicative tariff and delivery date, presented as teasers, site one-pagers and question responses 

· Own pipeline, CRM and data room hygiene: every opportunity, requirement, next action, owner and dated status kept current, with the underlying evidence file for each site version-controlled and ready for a counterparty’s diligence team 

· Support the conversion of conversations into paper: prepare requirement summaries and first drafts of letters of intent, heads of terms and take-or-pay pre-commitment documents for principal and counsel review, and track what each counterparty (and our lenders) must see before signing 

· Monitor state data centre and IT/ITeS policies, incentive frameworks, competitor activity and announced hyperscaler and operator commitments across the target states, and produce a written monthly read-out for leadership

Skills Required

Experience and Qualification

· 3–6 years of experience in a technical-commercial, business development, pre-sales, consulting or infrastructure-advisory role, gained in at least one directly adjacent domain: data centres or colocation, power generation, transmission or grid, cloud or AI compute infrastructure, telecom and fibre networks, or industrial and logistics real estate. A bachelor’s or master’s degree in engineering or a technology discipline is required; an IIT or NIT background is welcomed 

· Working command of data centre fundamentals sufficient to hold an unsupervised conversation with a customer’s infrastructure team: what a MW of IT load means commercially, rack power density and the direction it is moving, air versus liquid cooling and what liquid-cooling readiness requires of a shell, PUE, redundancy and tier expectations, floor loading and MW per acre, and why secured power rather than land is the binding constraint on delivery 

· Literacy in AI-driven demand: why training and inference workloads impose different power density, cooling and latency profiles from traditional enterprise IT, how that reshapes what an occupier asks a developer for, and who buys that capacity in India across hyperscalers, sovereign and AI-native model operators and GCC and Global-2000 enterprises 

· Grid literacy: the difference between indicated, applied-for and sanctioned capacity, what document evidences each, what a connectivity or general network access application involves and how long it runs, and why a customer’s diligence team tests sanctioned capacity and the committed drawl date rather than a developer’s stated position 

· Demonstrable hunting instinct and sales drive, evidenced by self-generated outreach that converted into meetings and moved opportunities forward from a cold start, together with comfort operating around an asset still being assembled (land under acquisition, grid applications in process, tariff and delivery date indicative rather than fixed). This is not an order-taking role and there is no completed facility or rate card to sell from

· Excellent written English and rigorous document, pipeline and CRM discipline, with the reliability to own the detail behind a principal’s relationship; fluency in English and Hindi; willingness to travel across India at short notice and internationally as required
